Air Duct Cleaning in Houston, TX

air duct cleaning in Houston, TX

What we actually find inside Houston ductwork

Pull a floor register in a Heights bungalow. Look at the boot bottom with a phone light. Gritty silt means crawlspace air is being pulled in. That's a sealing problem, not a dirt problem. Vacuuming it changes nothing by August.

Flex duct is the Houston story. Gray or silver jacket, wire helix inside, insulation sleeve around it. Press the jacket where it crosses a joist. If it crunches or the inner liner has pulled loose, brushing tears it. We stop and say so. Torn liner sheds insulation into the supply air.

Attic placement is the mechanism nobody explains. Ducts sit above the ceiling in unconditioned attic heat. Cold supply air meets humid attic air at every joint. Condensation forms on the metal collar. Wet metal plus settled dust equals the black smear homeowners see at the vent face.

Check your return grille first. One central return, undersized, in a hallway ceiling. That grille does most of the filtering work. If the filter slot leaks air around the frame, dust bypasses the filter and lands downstream.

Homes that took water in Meyerland, Braeswood or Kashmere Gardens need a different conversation. Soaked duct insulation does not dry inside an attic. Cleaning a contaminated liner isn't honest work.

Frequently Asked Questions

My house flooded and the ducts were underwater — can they just be cleaned?

Sometimes, but not always, and it depends on what the ducts are made of. In Meyerland and Braeswood we see a lot of homes that took water more than once. Bare sheet metal trunks that got rinsed and dried quickly can often be cleaned and sanitized. Fiberglass duct board plenums and any flex with wet insulation are a different story. Once that material has held water or stayed damp, cleaning doesn't undo it, and the honest answer is replacement of those sections. We'll tell you which category your system falls into after we look, instead of cleaning something that should be pulled out.

How fast can you get someone out here?

Usually within a couple of days for a standard cleaning. Houston is a wide service area, and traffic shapes the schedule more than distance does, so we try to book inner-loop work in Heights, Montrose and Third Ward in blocks and the southwest side in others. If you're calling after a water event or because something smells wrong, say so when you call. Those get moved up.

Can you do it the same day I call?

Sometimes, most often midweek or when someone reschedules. It's more realistic for a single-system ranch house in Sharpstown or Oak Forest where the attic access is straightforward than for an older bungalow where we may need extra time just to reach runs under the house or in a cramped attic. Call and ask. We'll be straight about whether it's open or whether tomorrow is more honest.

What usually turns out to be wrong in older Houston houses?

In the 1920s–40s pier-and-beam homes, the most common issue is ductwork that was added long after the house was built, when the old floor furnace came out and central air went in. Those runs got shoehorned into tight attics or routed under the house, so we find crushed flex, long sagging runs, and joints that were never sealed well. Under-house ducts also sit in humid air year-round. In the 1950s–70s ranch tracts, it's more often deteriorating duct board at the plenum and sheet metal trunks in low-slope attics where there's barely clearance to work. Dirty ducts are often a symptom of one of these rather than the whole problem.
