HVAC Duct Cleaning in Houston, TX

Things we find in Houston ducts that nobody warns you about

Start at the return, not the supplies. Many homes here use a wall stud bay as return. Builders staple sheet metal across the bay and call it done. Pull the grille and shine a light sideways. Bare wood framing means unfiltered wall cavity.

Attic flex in this climate sweats on the outside. Look for rust stains on the top plate below. A sagging run holds condensate in the low spot. The inner liner stays fine; the jacket rots. Cleaning a wet run just makes mud.

Pier-and-beam bungalows in Woodland Heights and Norhill run ducts in the crawl. Crawl ducts get crushed by anyone working under there. Plumbers kneel on them. Check the boot collars for cat hair and leaf litter.

Cockroach casings show up in supply boots more than mold does. People smell them and assume mildew. A borescope at the boot settles it in a minute.

When we say don't bother: ducts under a foot of blown insulation, no complaints. Sealed and strapped properly. Serving a house with a decent filter. Spend it on sealing the attic knee wall instead. Cleaning a tight system that isn't dirty buys you nothing but a receipt.
